In a nutshell, here is how the program works – when an investor sells an appreciated asset (e.g., stocks, cryptocurrency, operating business, etc. ), he or she can roll any amount of the capital gain into an Opportunity Zone real estate within 180 days of the sale.
With proper planning, the investor can then defer capital gain on that amount until Dec. 31, 2026 and eliminate capital gains tax liability from a future appreciation of these QOZ investments.
